PARAPET INSPECTIONS
What is a Parapet Inspection?
In New York City, an Annual Parapet Inspection is required for most buildings under Local Law 126.
Parapets are the parts of a wall that extend above the roof line level, and can pose safety hazards if they are not properly maintained.
The NYC Department of Buildings mandates that these inspections be completed each year to ensure public safety.
NYC requires annual parapet inspections for all public and private buildings with parapets that face a public right-of-way, regardless of the building’s height.
Under Section 28-301.1.1 of the NYC Administrative Code, it is the building owner’s responsibility to ensure these inspections are completed on time.
Exemptions - If all requirements are met
This regulation does not apply to:
Detached one or two-family homes
Buildings where a fence, barrier, or enclosure blocks access to the exterior wall and parapet
As illustrated in the image
All other buildings must undergo a yearly visual inspection of their parapets to ensure they are safe, stable, and free of hazardous conditions.
Parapets are commonly made of:
Masonry (brick, stone, CMU)
Concrete
Metal or wood framing
What Counts as a Parapet & Needs To Be Inspected Annually?
Annual Parapet Reports
Our team provides comprehensive Parapet Inspection Reports that meet all NYC DOB requirements.
This includes:
A visual inspection conducted from the ground and rooftop.
Documentation of all observed defects or unsafe conditions.
Photographs and written descriptions of the parapet condition.
Because parapets are so exposed, they are more susceptible to cracking, displacement, loose masonry, water intrusion, and freeze–thaw damage.
Benefits of Annual Inspections
Parapets can deteriorate over time and pose risks to pedestrians. Annual inspections help catch issues early.
